Description of the activity
Specialist visits are included in all 8 types of contracts:
.These are scheduled specialized maintenance visits, under which the activities described below will be carried out.
Control leaks and emissions of controlled substances
The verification of the presence of any leaks is an obligation prescribed by Presidential Decree 146/2018 implementing EC Regulation No. 517/2014. Mitsubishi Electric compiles in the first instance and at the end of each verification, a special telematic register containing the type and amount of controlled substances and the amount recovered added during maintenance activities. The identified leak must be repaired as quickly as possible. Within one month of the repair, Mitsubishi Electric shall endeavor to perform a further inspection to ensure and certify that the repair has been effective.

Verification of operating parameters and diagnostics
The specialized Technician will provide through the connection to the system of the exclusive Mitsubishi Electric diagnostic system "Maintenance Tool", the verification of all operating parameters and their correctness. The dedicated software will allow the recording of the detected data for subsequent comparison and analysis. The Activity Report is an integral part of the documentation issued under the contract.
Specialist routine maintenance of VRF City Multi and Hydronic VRF systems
Specialized routine maintenance operations will be as follows:

- Check of refrigerant charge level (check performed by indirect method with dedicated SW) .

Update software centralized controls and web server
Customers of the MELIS maintenance contract are entitled to update the software for Centralized Controls and Web Servers (AE-200, EB-50 and later) whenever a new version is released, including any new features and enhancements that are not subject to the purchase of a new license. The upgrade is performed by the technician at the first specialist visit after the software release date.
Specialized routine maintenance of ventilation and outdoor air handling units
Specialized routine maintenance operations will be as follows:

Description of activities
Specific specialist visits for hot water production with hydronic modules (HWS & ATW) are included in all 8 types of contracts:
Specialist routine maintenance visits, under which the activities described below will be carried out.
Verification of operating parameters and diagnostics
The specialized Technician will provide through the connection to the plant of the exclusive Mitsubishi Electric diagnostic system "Maintenance Tool", the verification of all operating parameters, and their correctness. The dedicated software will allow the recording of the detected data for subsequent comparison and analysis. The Activity Report is an integral part of the documentation issued under the contract.
- Structural inspection of the unit
- Check refrigeration circuit connections
- Verify system configuration to which the Ecodan HWS & ATW hydronic modules are connected
- Refrigerant charge control (only for Ecodan HWS hydronic modules)
- Hydronic circuit flow rate check, safety test .
- Exchanger efficiency check (only for Ecodan HWS hydronic modules) and water/coolant
- Verify functionality of solenoid valves
- Check functionality of electronic expansion valves
- Check power electronic circuit (Inverter) electrical absorptions and power circuit clamp tightening check (only for Ecodan HWS hydronic modules)
- Correct compressor operation check (no vibration or abnormal overheating) (only for Ecodan HWS hydronic modules)
- Check functional parameters control system
- Inverter heat sink efficiency check (only for Ecodan HWS hydronic modules)
- Functional tests of commissioning primary circuit domestic water production (only for Ecodan HWS hydronic modules)
- Functional verification of control panels and any centralizers .
- Visual inspection of auxiliary components, with notification of any abnormalities.
Maintenance and Antibacterial Treatment for Indoor Units
Description of activities
Maintenance and Antibacterial Treatment for Indoor Units are provided in the following contracts:

Specialized routine maintenance visits, as part of which will be carried out, the activities described below
Control of indoor units
- Functional check of all indoor units, including GUF and Lossnay
- Visual status check
- Power circuit power supply check
- Power circuit power control
Indoor unit filter maintenance
The air filters of CITY MULTI indoor units (including GUF and Lossnay) are regenerable, so maintenance operations include cleaning and antibacterial treatment of the air filter with specific sanitizing products. The maintenance contract includes the provision of a set of replacement filters that will be used alternately at each maintenance operation.
Antibacterial treatment indoor units
The antibacterial treatment of indoor units will be performed in conjunction with a differentiated air filter maintenance visit for the different types of indoor units. Antibacterial treatment operations include cleaning of the accessible parts once the air filter is removed with application and washing of the condensate drip pans using bactericidal liquid (The product used for antibacterial treatment meets the UNI EN 1040:2005 standard). For ducted series indoor units, GUF and Lossnay series, antibacterial treatment does not include air ducting. The above operations will be recorded and the date of successful antibacterial treatment will be noted in the report issued by the Mitsubishi Electric technician.
Verification of control systems

Maintenance of filters without ventilation and outdoor air treatment
Maintenance operations include semi-annual replacement of the pre-filters, semi-annual cleaning of the pocket filter, and annual replacement of the pocket filter.

RMI is available in three versions.
RMI Smart

The RMI SMART service/package available for a monthly fee with annual payment will allow you to be able to manage:
- on the move, via Smartphones and Tablets running Android, iOS operating systems
- via Internet and/or local networks, via Web Client Reserved Area the air conditioning, heating and hot water production system.
An APP is available for the above-mentioned platforms and published on the respective online "stores," with the possibility of being freely downloaded by users.
The RMI SMART service/package is compatible with WEB Server G-50, GB-50, GB-50ADA, AG-150A and EB-50GU and later centralized controls, therefore also existing and also long-started VRF CITY MULTI systems.
In the case of interfacing with WEB Server G-50, GB-50, GB-50ADA, AG-150A centralized controls, it will not be possible to upgrade (upgrade) to RMI ADVANCED service/package unless the installed WEB Server centralized control is replaced only with WEB Server AE-200, EB- 50GU or later centralized control properly equipped with RMI PIN Code license.
The RMI SMART service/package allows the:
- Management of a SINGLE plant at a time (SINGLE-plant) .
- Remote mobile management in real time via APP
- Management and conduction via WEB CLASSIC (the same accessed via WEB Server centralized controls) (via WEB Client Reserved Area only)
- Visualization of active anomalies/malfunction(s) via pop-up; - configuration of 2 Weekly Timers for seasonal switching management
- Configuration of 1 Annual Timer for managing special events .
- Geolocated weather display .
RMI Advanced

The RMI ADVANCED service/package available for a monthly fee with annual payment will allow you to be able to manage:
- on the move, via Smartphones and Tablets running Android, iOS operating systems.
- via the Internet and/or local networks, via Web Client Reserved Area the system(s) or portions thereof for air conditioning, heating and hot water production.
An APP is available for the above-mentioned platforms and published on the respective online "stores," with the possibility of being freely downloaded by users.
The remote management system included in the RMI ADVANCED service/package will be available to the user by simply connecting to the Internet, uniquely, the centralized WEB Server control AE-200, EB-50GU (or later) to which the RMI PIN Code license must have been enabled previously.
The available functions The RMI ADVANCED service/package allows the:
- Management of facilities with the same credentials (MULTIIMPIANTO) .
- Geolocalized visualization of installations (only via WEB Client Reserved Area)

RMI Multi-Tenant

The RMI MULTI-TENANT service/package available for a monthly fee with annual payment is an upgrade (upgrade) of the RMI ADVANCED service/package and will enable the ability to manage MULTI-UTENANCE.
Specifically, to be able to enable the Master function through which a system administrator will have the ability to create and maintain an unlimited number of sub-users (individual users), however, not exceeding the number of installed Internal Units, assigning portions of the system and specific functions to each of them selectively.
Once the RMI MULTI-TENANT service/package has been activated, it will be possible through access to the WEB Client Reserved Area to view among the functions available for RMI ADVANCED service/package, the "User Management" function otherwise not available on a basic basis.
It will not be possible to define sub-users via APP on Smartphone and Tablet.
The RMI MULTI-TENANT service/package allows you to define:
- User profile: username and password definition for exclusive access
- Personal Data .
- Contacts
- Functions assignment to the extent of: landing facility definition/expiration date that cannot be later than MASTER user's expiration date/checklist of functions that can be enabled or disabled at MASTER user's discretion/ facility partitioning (Visibility)
Supply original spare parts
Description of activities
The supply of original spare parts is provided in the following contracts:

Provision is made for the free supply of any spare parts that may be required for breakdowns; excluded from free supply are parts that may be required due to damage caused by weather, user neglect, tampering, rioting, malicious damage, and special environmental conditions. Remote controls, system controls, centralizers and Web Servers, filters, labor, refrigerant gas, and any consumables are excluded.
Replacement of spare parts
Parts replacement operations are provided as part of an extraordinary intervention and subject to submission of the form "Technical intervention order for MELIS maintenance contract holders" provided with the contract documentation. The form must be duly completed and countersigned. At the end of each extraordinary intervention, a report will be completed and issued by Mitsubishi Electric showing the technical administrative details of the same.

The service is subject to evaluation/definition at the conclusion of the contract.

In case the problem cannot be solved by phone, Mitsubishi Electric provides site visits in the shortest possible time, always ensuring a quick resolution of the problem.
Guarantees reduction of the risk of prolonged machine downtime or interruption of production processes.
Specialized services on demand
Prevention Covid-19: Facility sanitization and disinfection.
The scenario that has emerged as a result of the pandemic spread of Coronavirus (technically SARS-CoV2-19, COVID-19 for short) has led to the need to put in place a series of measures to try to safeguard people's health and reduce the risk of contagion. Mitsubishi Electric is able to offer an optional comprehensive cleaning, sanitizing and disinfection service for its air conditioners, implementing an operational protocol in line with current standards and regulations. The technical personnel carrying out the sanitizing and disinfection activities are equipped with the appropriate Personal Protective Equipment (PPE) in accordance with current regulations, provided for the activities and Products used such as goggles or visor for eye protection, protective overalls, disposable protective gloves, protective masks (filtering respirators), and disinfectant and sanitizing products classified as medical surgical equipment. Cleaning, sanitizing and disinfection activities are as follows:
Interior units:
- Removing the air conditioner shell
- Disposal of filters and placing them in suitable sealed bags
- Cleaning of the outer shell and air intake and supply sections by vacuuming and subsequent cleaning to remove dirt (only for wall, ceiling, cassette, and fan coil model indoor units)
- Cleaning of exchange coils by vacuuming and cleansing for removal of dirt
- Cleaning of fans by vacuuming and detersion for removal of dirt
- Nebulization of disinfectant and sanitizing products according to the Ministry of Health guidance issued on February 22, 2020 on air conditioner air transit sections, clean filters, and exchange coils
- Location of clean filters in place
- Remounting of air conditioner shell
- Apposition of sticker with date of activities performed
Outer units:
- Cleaning of the shell by vacuuming and subsequent cleansing to remove dirt
- Cleaning of exchange coils by vacuuming and cleansing for removal of dirt
- Apposition of sticker with date of activities carried out
- On completion of all the above operations, the technical staff will issue a report with a description of the activities carried out and the technical data sheet of the Products used.
