Specialized routine maintenance
Our challenge
Maintaining the plant in excellent condition is critical to extending the life of the machine and ensuring longer operating times. Mitsubishi Electric service meets this challenge with a range of routine services that give customers the assurance of a stable and 100% reliable plant.
Melis specialized routine maintenance
With the aim of always ensuring that units are maintained at optimal efficiency levels, minimizing the risk of shutdowns, breakdowns, and scheduled specialized maintenance. An agreement that includes a series of interventions per year for each unit, seasonal start-up, eventual shutdown, and a check-up during the period of use. Thanks to the experience of specialized personnel, a well-structured work organization, and continuous monitoring on the execution of maintenance activities, Mitsubishi Electric Service always ensures efficient operation of the machines.
Advantages:
- saving the value of the machine and thus the investment;
- prolonging the life cycle of the machine;
- reduction of the risk of malfunction.
Control leaks and emissions of controlled chemicals
Implementation of EC Regulation No. 517/2014. Mitsubishi Electric compiles in the first instance and at the end of each audit, a special computerized logbook containing the type and amount of controlled substances and the amount recovered added during maintenance activities. The identified leak must be repaired as quickly as possible. Within one month of the repair, Mitsubishi Electric shall endeavor to perform a further check to ensure and certify that the repair has been effective.
Benefits:
- Compliance with the requirements of European regulations
- Reduction of maintenance costs
Specialized services on demand
Maintenance and cleaning activities
These activities cover the following components:
.- tube bundle exchangers;
- pumps; .
- water circuit treatment.
In general, in closed systems, the preponderance of corrosion phenomena over fouling phenomena are related to the characteristics of the make-up water used. The use of demineralized, osmotized, or softened water generally results in corrosion phenomena and fouling from corrosion-related oxides, while in systems with raw water, the preponderant phenomenon is fouling from salts. Mitsubishi Electric provides chemical or mechanical cleaning services by scouring shell and tube exchangers.
Benefits:
- Guarantees proper operation of the system .
- Constant maintenance of maximum exchanger performance resulting in optimization of energy consumption
- Drastic reduction of downtime risk and restoration costs.
Oil chemical analysis
An effective oil analysis program can improve refrigeration circuit reliability, reducing maintenance costs and extending machine life. An analysis of the substances and chemical elements present in the oil makes it possible to identify possible causes of contamination, mechanical components that are wearing out, and any abnormal working conditions of the machine. Oil samples are taken at predefined and scheduled intervals based on the results and customized recommendations resulting from the first and subsequent analysis.
Advantages:
- Schedule targeted extraordinary maintenance activities
- Improved plant reliability
- Reduction of maintenance and plant downtime costs
- Improvement of total cost of operation
- Extension of machine life
Specialist visits
A specialist visit service to photograph the actual state of the machine and recommend improvement activities. - Inspection - Diagnostics - Historical check of operating data - Data survey at partial and full load - Calibration of probes and transducers - Check of component wear status - Final report containing technical recommendations
Advantages:
- Scheduled and continuous maintenance interventions .
- Report on the status of the unit
- Reduction of operation and extraordinary maintenance costs
Retrofit
An analysis designed to identify a proposal for upgrading the machines by aligning them with the requirements of new technologies and regulations is also synonymous with greater efficiency through the implementation of technologies that are always on the cutting edge. Mitsubishi Electric is able to perform analysis on the state of the units, carry out feasibility studies, calculate the return on investment and propose technological upgrade solutions in full compliance with legal regulations. All this resulting in improved efficiency, machine functionality and overall investment.
Benefits:
- Units that comply with current regulations
- Improved machine efficiency through cutting-edge technology choices
Supply of original spare parts
Description of activities
Provision is made for the free supply of any spare parts that may be needed for breakdowns; excluded from the free supply are parts that may be needed due to damage caused by weather, user neglect, tampering, rioting, malicious damage, and special environmental conditions. Excluded are remote controls, system controls, centralizers and Web Servers, filters, labor, refrigerant gas, and any consumables.
Replacement of spare parts
Parts replacement operations are regulated as extraordinary intervention and subject to sending to the fax number indicated on the form "Technical intervention order for MELIS maintenance contract holders" provided with the contract documents. The form must be duly completed and countersigned. At the end of each extraordinary intervention, a report will be completed and issued by Mitsubishi Electric showing the technical administrative details of the same.
